Do you require a long-term lease?

We offer flexible terms — month-to-month, seasonal, or longer. Most monthly residents stay 3+ months.

What is the application process?

Submit our online application. We review most applications within 1–2 business days and contact you with a decision.

Is there an application fee?

Yes, a $35 non-refundable application fee is collected on approval, not upfront.

What deposits are required?

Security deposit equal to one month’s rent (refundable). Pet deposit of $150 per pet (refundable).

Are sites full hookup?

Yes — every site includes water, sewer, and 20/30/50 amp electric service.

Is Wi-Fi included?

Park-wide Wi-Fi is included on every site at no additional cost.

Is electric included in monthly rent?

No — electric is metered separately at each site and billed based on your actual usage.

Do you have laundry on site?

Yes, commercial washers and dryers are available in our central laundry building. Coin and card operated.

Are pets allowed?

Absolutely. We’re a pet-friendly park with an on-site fenced dog park. Two pets per site is standard.

Are there breed restrictions?

We evaluate pets case by case. Please share breed and weight on your application so we can confirm.

Is there a monthly pet fee?

$15 per pet per month for monthly leases, plus a $150 refundable pet deposit.

What is the quiet hours policy?

Quiet hours are 10:00pm – 7:00am to keep the park peaceful for all residents.

How close are you to First Monday Trade Days?

Approximately 6 miles — about a 10 minute drive. We’re a popular base camp for vendors and shoppers.

Do you fill up during Trade Days weekends?

Yes — book 30–60 days in advance for nightly stays during a Trade Days weekend.

Can I have visitors stay overnight?

Yes, with prior notice to the office. Day visitors are always welcome.

Do you accept large rigs?

Yes — Premium and Luxury tiers accommodate big rigs up to 45 feet. Confirm with the office before booking.

Most monthly sites lease in under a week.
